- What exactly happens in the intake conversation?
- Twenty minutes, roughly, and you only say it once: budget, move date, commute anchor, pets, parking needs, and the deal-breakers that disqualify a place instantly. Phone works, so does text, so does a form filled out in a waiting room. From that one conversation we build the filter that cuts our tracker down to your three doors.
- How fast do I see apartments after we talk?
- Our target is a short list within one business day of intake. Verification is the pacing item — we don’t send a door until its rent, special, and unit availability are confirmed with the community in writing — so if a leasing office is slow to answer, we tell you the list is waiting on them rather than sending unverified numbers to hit a clock.
- What does “verified pricing” mean in practice?
- It means the number came from the community, in writing, dated — not from a listing feed. Advertised rents lag what leasing desks actually quote, and specials expire without the ads changing. Before your list goes out we re-confirm each figure, and if anything moves between confirmation and your tour, we flag it before you drive.
- Do you only work with certain apartment communities?
- We keep our own tracker of communities across Greater San Antonio and we work for you, not for a property’s ad budget. Locator fees are standard across most professionally managed communities, so the fee rarely narrows your options — and when a community doesn’t work with locators, we say so plainly rather than quietly steering you elsewhere.
- What if none of the three doors fits?
- Then we missed something in the intake, and the fix costs you one more short conversation, not a restart. We debrief on what was off — the noise, the commute, the feel — re-cut the list against the tracker, and send a fresh set. The method is three doors per cut, not three chances total.
- Can you help me lease from another city?
- Yes — the video-tour search exists for exactly this. Recorded walk-throughs of the real unit where the community allows it, flaws filmed on purpose, questions answered asynchronously across time zones, and applications and lease signing handled electronically. Many renters we serve first stand in their apartment on key day.
- Are you licensed? Who do you answer to?
- Apartment locating in Texas is licensed real-estate activity, and we operate under a sponsoring brokerage — the brokerage name and TREC licence number will be published here at launch, alongside the required TREC Information About Brokerage Services and Consumer Protection Notice. Screening decisions always belong to the community, and we never declare anyone approved or denied.
- What information do you need from me — and what will you never ask for?
- We need search criteria: budget, dates, commute, pets, parking, deal-breakers. We will never ask for your Social Security number, bank credentials, or driver-licence number in chat or by text — sensitive application steps happen through each community’s own secure process, with a human involved on our side.
